• Daily Breakfast: A delicious choice of Continental or Asian breakfast prepared fresh daily.

• Fully Staffed Villa Team: Seamless service provided by our professional English-speaking villa manageress, housemaids, and villa handyman.

• Private Thai Chef Service: A dedicated on-site chef to prepare lunches and/or dinners (grocery cost + handling fee applies).

• Complimentary In-Villa Massages: Daily complimentary massage hours allocated per villa booked (5 hours/day for Mia Beach, 5 hours/day for Mia Palm, and 4 hours/day for Mia Ocean).

Note: Total hours are shared among the estate’s guests and cannot be combined into a single continuous session for one individual.

• Exclusive Clubhouse Access: Full access to the Mia Clubhouse facilities, featuring a fully equipped fitness room, a 12-seat private home cinema, a steam room, a Kids' Club, and dedicated massage rooms.

• Airport Transfers: Complimentary 1x round-trip airport transfers (multiple vans will be provided according to the group size and number of villas booked).

• Welcome Amenities: Refreshing welcome drink and cold towels presented upon arrival.

• Complimentary Wi-Fi: High-speed internet access available throughout the entire estate.

• Family-Friendly Amenities: Baby cots and high chairs provided free of charge (available upon request and subject to advance booking).

• Taxes and Service Charge: All daily villa rates and extra bed charges are subject to a 10% service charge and 7% VAT.

• Extra Person / Bed Policy: An extra bed charge of USD 75++ per person, per night (inclusive of daily breakfast) applies when the total occupancy exceeds the standard villa allocation. This is subject to availability and requires an advance request.

• Cost of Food & Provisions: Ingredients and groceries for in-villa dining are on the guests' account. An in-villa shopping handling fee of THB 300 per trip applies. (For pre-arrival shopping, a handling fee of THB 650 or 20% of the grocery cost—whichever is greater—plus 7% VAT will apply). All provisioning must be paid on-site in cash, as credit card facilities are not available for this service.

• Refundable Security Deposit : For Stays with Events/Celebrations: A security deposit of THB 100,000 or USD 3,500 is required upon check-in.

• Additional Services (On Request & Extra Charge): Babysitting services (THB 300/hour with a minimum of 4 hours advance notice), laundry services, and external activities such as boat rentals, yoga/wellness sessions, or cooking lessons.

• For All Seasons: In the event of a guest cancellation, all payment(s) received will be forfeited. However, a pro-rata refund may be issued only if another booking is successfully secured for the exact same period that was cancelled.

• Administrative Fee: An administrative fee of USD 50 plus 7% VAT will apply to any approved refunds and/or amendments made to a reservation.

• Non-Payment Cancellation: The cancellation charges stated above will also apply if ILS cancels the booking due to a non-payment of the remaining rental balance.

• Booking Amendments: If you request to change or amend the dates of your stay, this may be treated as a cancellation of the original booking, and standard cancellation charges may apply.

• Low + High + Prime Seasons: 30% on confirmation date with balance due 45 days prior to arrival

• Christmas/New Year Season: 50% on confirmation date with balance due 75 days prior to arrival

• For booking within 45 or 75 days of arrival (see seasons above), full payment is due upon confirmation
