Prime & Peak Seasons
All payments received will be forfeited, or refunded on a pro-rata basis only if another booking is secured for the exact same period that has been cancelled.
No refund will be issued when a cancellation occurs within 75 days of arrival.
Early Departure
Early departure, whether immediately on arrival or later during the dates of stay, will be considered a cancellation and all funds will be forfeited.
Notes
Admin Fee: An admin fee of $50 USD + 7 % VAT will apply in the event of a refund and/or amendment to any reservation.
Booking Amendments: If the dates of the booking require to be changed or amended, this may be treated as a cancellation of the original booking and standard cancellation charges may apply.
Non-Payment: The above cancellation charges also apply if ILS cancels the booking due to non-payment of the remaining balance.
- Low + High + Prime Seasons: 30% deposit, with balance due 45 days prior to arrival
- Peak Season: 50% deposit, with balance due 75 days prior to arrival
- For booking within 45 or 75 days of arrival according to the season, full payment due upon confirmation

“We stayed in the villa Tierra. Absolutely a 10 out of 10. The price–quality ratio is excellent and truly exceeded our expectations. My wife and I stayed here for four nights in February 2026, and we couldn’t have been happier with our choice. The view from the villa is breathtaking. We were looking for a peaceful and relaxing getaway, this was exactly what we hoped for. The pool area and terrace are completely private, allowing you to fully unwind in your own space. Even though there is a road nearby on the other side, it does not disturb the sense of privacy at all. The location is also very convenient — only a 10-minute drive from the airport. One of the things we especially loved was that breakfast was delivered directly to the villa at whatever time we preferred. We also appreciated being able to choose the timing of the cleaning service. The cleanliness overall was excellent. We highly recommend Secret Tides and will likely return in the future.”

“We had an absolutely wonderful stay in Koh Samui and couldn’t be happier with our experience. The property was spotless, very well maintained, and fully up to standard. Everything felt clean, fresh, and thoughtfully arranged, which made us feel comfortable from the moment we arrived. The service was truly excellent. Every morning they asked us what we would like for breakfast and it was always prepared and delivered on time. The team was attentive, organized, and genuinely caring. The location is another big plus — very close to Fisherman’s Village, which is a lovely area to walk around in the evening, with great restaurants, atmosphere, and beautiful beach clubs nearby. We also really appreciated the flexibility: we arrived quite early from the airport and they kindly allowed us to check in much earlier than expected. On top of that, they offered us a late check-out, which is something many hotels don’t accommodate. It made a huge difference to our overall comfort. A special thank you to the Auum who was in charge of our stay. She was incredibly kind, professional, and went above and beyond to help us with everything we needed. Her hospitality truly elevated our experience. Highly recommended — we would definitely come back!”

“The beachfront location was the main reason we loved this villa! We can wake up and see the sea right in front of the villa, then have breakfast by the pool. The area felt peaceful, but it was still easy to get to Fisherman’s Village and nearby places in Samui. It was a very easy stay from start to finish.”
