On-Request Wellness & Leisure Services – In-villa massage treatments, private yoga or fitness sessions, and cooking classes are available at an extra charge.
Island Excursions & Rentals – Guided island tours, boat or yacht rentals, and external transportation arrangements are not included in the standard villa rate.
Laundry Services – Daily guest laundry can be arranged for an additional fee.
Extra Baby Equipment – While two baby cots and high chairs are free, any additional baby equipment requested will incur an extra charge.
Taxes and Service Charges – Standard local taxes (7% VAT) and service charges (10%) are calculated additionally, unless explicitly stated as net.
1. Low & High Seasons
45 Days or More Prior to Arrival: All payments received are non-refundable. However, the full amount will be issued as a property credit valid for 12 months for the same property (excluding prime and peak season dates).
Within 45 Days of Arrival: All payments are 100% forfeited. No refunds or credits will be issued for cancellations made within this window.
2. Prime & Peak Seasons (e.g., Christmas, New Year, Chinese New Year & Easter)
75 Days or More Prior to Arrival: Payments received are generally forfeited. A pro-rata refund will only be considered if the management successfully secures an alternative booking for the exact same cancelled period.
Within 75 Days of Arrival: All payments are 100% forfeited. No refunds or credits are available under any circumstances.
Notes:
Early Departures: Deciding to leave early, whether immediately upon arrival or during your stay, is treated as a cancellation, and all remaining funds will be forfeited.
Administrative Fee: An administrative fee of USD 50 + 7% VAT applies to any approved refunds or reservation amendments.
Date Changes: Any request to change booking dates may be treated as a cancellation of the original reservation, and standard cancellation fees will apply.
Non-Payment: These cancellation charges also apply if the booking is cancelled due to non-payment of the remaining balance.
Intermediate, High, & Prime Seasons: A 30% deposit is required upon confirmation, with the remaining balance due 45 days prior to arrival.
New Year Season: A 50% deposit is required, with the remaining balance due 75 days prior to arrival.
Late Bookings: For reservations made within 45 or 75 days of arrival (depending on the season), full payment is due immediately upon confirmation.
Non-Payment: Failure to pay the balance by the due date may result in the cancellation of the booking, and the cancellation policy will apply accordingly.

We came here with friends and the super sweet and attentive Daeng took such good care of us. Everyday the team coordinates with our private chef and create customized meals for us. It’s one thing to enjoy a beautiful villa but another level to experience such wonderful care. I wish they get everything they desire in life because they deserve it! “We stayed at Villa Eugenia as a family of 8 adults and 4 kids in January, and were so well looked after by Khun Daeng and team. The view from the living room was nothing short of gorgeous, with windows from one end to the other availing a panoramic view of the ocean from every corner of the living-dining area. Only we would have appreciated the option of having blinds down as it did get very hot and glaring especially in the mornings. The villa itself is newly refurbished and well appointed, and I loved the rustic wood details in the ID and the many options of seating/dining areas both indoor and outdoor. Bedrooms were very spacious (we had an extra single bed added at no cost and there was plenty of space still) and had outdoor seating areas to enjoy the sunrise. The kids enjoyed the pool, ping pong table, foosball, Bingo and the comfy TV room. Probably one highlight was the outdoor BBQ dinner plus outdoor cinema set up on the grassy area which made for a very memorable and relaxing night under the stars. The floating basket for our afternoon drinks in the pool was also a lovely touch. We would like to thank the fabulous Villa team led by Khun Daeng for making us so comfortable and seeing to our every need.”
