More than 45 days before arrival: All payments received will be credited for the same property for a period of 12 months, excluding prime & peak seasons.
Within 45 days of arrival: All payments will be strictly forfeited.
More than 75 days before arrival: All payments received will be forfeited, or refunded on a pro-rata basis if another booking is secured for the same period.
Within 75 days of arrival: No refund under any circumstances.
Early Departure & Amendments
Early Departure: Leaving the villa early (either immediately on arrival or during the stay) is considered a cancellation, and all remaining funds will be forfeited.
Booking Amendments: Changing your booking dates may be treated as a cancellation of the original booking, and standard cancellation charges will apply.
Admin Fee: An administrative fee of USD 50 + 7% VAT applies to all approved refunds or reservation amendments.
Non-Payment: The same cancellation charges apply if the booking is cancelled due to non-payment of the remaining balance.
Intermediate, High, and Prime Seasons: A 30% deposit is required to secure the booking, with the remaining balance due 45 days prior to arrival.
New Year Season: A 50% deposit is required to secure the booking, with the remaining balance due 75 days prior to arrival.
Within 45 or 75 days of arrival: Full payment is required immediately upon booking confirmation, depending on the applicable season.
