• Extra Beds : Charged at USD 75++ per night (includes breakfast) when occupancy exceeds the standard allocation (Maximum 2 extra beds permitted).
• Food & Beverage : Charged at actual grocery cost plus a 20% handling fee (the handling fee is subject to 7% government tax, with a minimum shopping fee of THB 750). All charges are settled upon check-out.
• Taxes & Service Charge : All villa rates are subject to 17.7% taxes and service charge (10% Service Charge and 7% VAT).
• Refundable Security Deposit : A security deposit of USD 3,000 is required (refundable provided no damage or deep cleaning is needed).
• Events & Functions : Subject to an event fee of USD 1,400++ (for up to 40 guests) and a refundable security deposit of USD 3,000.
Low & High Seasons : All payments received will be credited for the same property for a period of 12 months, excluding prime & peak seasons. All payments will be forfeited for any cancellation within 45 days of arrival.
Prime & Peak Seasons : All payments received will be forfeited or refunded on a pro-rata basis if another booking is secured for the same period. No refund will be issued if the cancellation occurs within 75 days of arrival.
Early Departure : Early departure, whether immediately upon arrival or later during the stay, will be treated as a cancellation, and all paid funds will be forfeited.
Important Notes
Amendments & Refunds : An admin fee of USD 50 + 7% VAT applies to any refund and/or reservation amendment.
Changes to Dates : If booking dates are changed or amended, it may be treated as a cancellation of the original booking, and standard cancellation charges may apply.
Non-Payment : The cancellation charges above also apply if the booking is canceled by management due to non-payment of the remaining balance.
Low, High, Prime Seasons : A 30% deposit is required upon booking, with the remaining balance due 45 days prior to arrival.
Peak Seasons : A 50% deposit is required upon booking, with the remaining balance due 75 days prior to arrival.
Last-Minute Bookings : For any bookings made within 45 or 75 days of arrival (depending on the season), full payment is due immediately upon confirmation.

“Villa Solana in Koh Samui can really be summed up as stunning! The place feels super modern and open, with that huge infinity pool, big sun deck, outdoor dining, and everything flows so nicely inside to out. They’ve got a private cinema, gym, sauna, games room with a bar, you’ll never feel the need to leave. The staff are amazing: private chef cooks awesome meals, concierge sorts anything you need (even sunset massages), and housekeeping keeps it spotless. It’s total privacy and chill vibes, yet you’re just a short walk to a quiet beach. Perfect for big family trips, friend groups, or just a rest and relaxation escape. Lives up to all the hype and to its award winning status. How ever long you plan on booking it for think about extending it, because you’ll just be saying you wished you had stayed longer.”

“We had a wonderful stay at Villa Solana. From the moment we arrived, we were impressed by the panoramic ocean views. Watching the sunrise and sunset from the infinity pool was a daily highlight. The villa itself is spacious, clean, and very well-appointed. The service from the staff was a standout feature of our trip. Their professionalism and attention to detail made our stay very comfortable. The food prepared by the private chef was excellent. We thoroughly enjoyed the amenities, such as the private cinema and the beautiful pool area. It was a very relaxing and enjoyable vacation for our family. We would highly recommend Villa Solana and hope to return in the future.”
